Refinancing after the housing is commissioned

Until the construction is completed, the loan is financed by the Bank. After the apartment is registered, the portion of the loan up to UZS 480 million may be refinanced using the resources of the Ministry of Economy and Finance

Purpose

Purchase of an apartment from “IMKON SOF BUILDINGS HOUSE” LLC in new residential buildings in Tashkent

Loan object

Purchase of apartments in apartment buildings on the primary market, where construction has not yet been completed and the property is expected to be commissioned within 18 months.

Borrower / co-borrower

Citizens of the Republic of Uzbekistan aged from 18 to 60 as of the date of application.

Citizens who have a permanent place of employment, a stable income from a personal subsidiary or dehkan farm, or income from individual entrepreneurial activity sufficient to pay the accrued interest and repay the principal debt under the mortgage loan according to the payment schedule.

Citizens who, as of the date of review of the mortgage loan application, have no overdue debt on loans previously received from credit institutions

Income requirements

Income for at least the last 6 months is required.

Loans may be provided to individuals without officially confirmed income if they make an initial payment of at least 25% of the contract amount, provided that the loan amount does not exceed UZS 480,000.0 thousand.

Loans exceeding UZS 480,000.0 thousand may be provided if the initial payment is at least 30% of the contract amount. Such loans may also be issued to self-employed individuals who have an unofficial source of income, provided that they submit information and documents confirming the availability of other additional sources of income, including cash turnover on an active bank card for the last 6 months

In accordance with Presidential Decree No. UP-29 dated February 24, 2026, up to UZS 480,000.0 thousand is provided for Tashkent. The remaining part of the loan funds, up to UZS 580,000.0 thousand, is financed from the Bank’s own funds without the right of refinancing.

In this case, the loan amount must not exceed 85% of the value of the purchased housing.

If the maximum mortgage loan amount exceeds UZS 480,000.0 thousand, the loan amount must not exceed 75% of the value of the purchased housing

Until the state registration of apartments in multi-storey residential buildings constructed with the borrower’s equity participation, the following may be provided as loan collateral:

guarantee of “GRATIS-BUILDINGS” LLC. The guarantor undertakes to fulfill all obligations specified in the general agreement with the Bank;

real estate property;

the real estate purchased using the loan funds, after state registration and formalization of ownership rights to the apartment.

With an initial payment of 25% of the contract amount, provided that the loan amount does not exceed UZS 480,000.0 thousand.

A loan exceeding UZS 480,000.0 thousand may be provided if the initial payment is at least 30% of the contract amount. Such a loan may also be issued to self-employed individuals with an unofficial source of income, provided that they submit information and documents confirming the availability of other additional sources of income, including cash turnover on an active bank card for the last 6 months.
